Parking Lot Striping in Morris County, NJ

Line striping, ADA-compliant layouts, fire lanes, and custom markings for commercial properties across Morristown, Parsippany, Denville, Randolph, Rockaway, and Dover.

What parking lot striping covers

Striping is the painted layout of your lot: stall lines, directional arrows, stop bars, crosswalks, fire lanes, loading zones, and accessible parking. It is what keeps traffic moving predictably, what fire officials and inspectors look at, and what a customer notices in the first three seconds after pulling in.

Most commercial lots need restriping every 12 to 24 months. High-turnover retail wears faster than a low-traffic office lot, and Northeast freeze-thaw cycles and road salt accelerate fading well beyond what the same paint would do in a milder climate.

Standard scope on a striping job:

  • Standard parking stalls
  • ADA accessible stalls, access aisles, and symbols
  • Fire lanes and no-parking zones
  • Directional arrows and stop bars
  • Crosswalks and pedestrian markings
  • Loading, reserved, and EV charging stencils
  • Curb painting

ADA parking requirements, done correctly

Accessible parking is the part of a striping job most likely to be done wrong, and the part with the most exposure attached. The number of accessible stalls required scales with the total size of the lot, and van-accessible spaces have their own dimensions.

At least one in every six accessible spaces must be van-accessible.

Dimensions that matter:

  • Standard accessible stall: 96 inches wide minimum
  • Standard access aisle: 60 inches wide minimum
  • Van-accessible stall: 96 inches wide minimum
  • Van-accessible aisle: 96 inches wide minimum
  • Vertical clearance for van routes: 98 inches minimum
  • Surface slope: no more than 2% in any direction

On penalties. Federal civil penalties under the ADA are adjusted for inflation annually, so figures published even a few years ago are out of date. As of the adjustment effective July 3, 2025, the maximum is $118,225 for a first violation and $236,451 for each subsequent violation. Private settlements are typically far smaller, but the exposure is real and it is cheaper to lay the lot out correctly than to defend it.

If you are sealcoating, budget for striping

Sealcoat covers your existing lines completely. There is no version of a sealcoating job that leaves the layout intact, so restriping is not optional after sealing — it is the second half of the same project.

Scheduling them together avoids a second mobilization, a second lot closure, and a second round of coordinating with tenants. It is also the point at which a layout can be changed: if your lot has dead space, an awkward traffic flow, or an accessible route that no longer meets current requirements, the blank surface after sealcoat is the cheapest moment to fix it.

Signs your lot needs restriping

  • Lines are faded below roughly half their original visibility, especially at night
  • Accessible stalls or access aisles are no longer clearly defined
  • Arrows, stop bars, or fire lane markings are hard to read
  • The lot has been sealcoated and not yet re-marked
  • Drivers are parking inconsistently or you are fielding complaints
  • It has been more than 18 months since the last application
  • The layout no longer suits how the property is actually used

On timing. Paint needs moderate temperatures and a dry surface to cure properly — roughly 50 to 85 degrees. In Morris County that means spring through early fall. Striping in high summer heat can cause paint to skin over before it bonds, and a wet or cold surface causes adhesion failure that shows up as premature peeling.

What striping costs

Pricing is driven by four things: the number of stalls, the complexity of the layout, the paint specified, and whether the surface needs preparation first. Small lots carry a higher per-stall cost because mobilization is a fixed expense regardless of size.

Rather than publish a number that will not match your lot, we will price it from the actual dimensions and layout.

Paint options

Water-based acrylic — lowest cost, fastest dry time, shortest lifespan. Suited to low-traffic lots and interior garage decks.

Oil-based traffic paint — better adhesion and durability than water-based, longer dry time. The default for most commercial lots in this climate.

Thermoplastic — heat-applied, reflective, and by far the longest-lasting. Highest upfront cost and requires specialized equipment. Worth specifying for crosswalks, fire lanes, and any marking where night visibility matters.

Which one belongs on your lot depends on traffic volume and how long you need the markings to hold, not on which is cheapest per gallon.

Frequently Asked Questions

How long before we can reopen the lot?

Water-based paint is typically walkable within an hour and drivable in a few hours. Oil-based takes longer. Most lots are striped in sections so part of the property stays usable throughout.

Usually yes, if the old lines are still legible enough to guide the new ones and the layout is not changing. If the lot is being re-laid out or the old markings have failed, the surface is measured and snapped fresh.

Restriping an existing private lot generally does not require a municipal permit. Changing the layout, altering access, or work that touches the public right-of-way can. Confirm with the municipality before the work is scheduled.

It scales with the total space count — see the table above. If your lot was laid out before 2010, it is worth checking against current requirements rather than assuming the existing layout is compliant.

Striping usually refers to the stall lines themselves. Marking covers everything else — arrows, crosswalks, stencils, fire lanes, curbs. Most jobs include both.
