Commercial Parking Lot Striping in Morris County, NJ

Striping, sealcoating, asphalt repair, and snow management for office parks, retail centers, HOAs, and industrial properties across Morris County.

What we handle

Parking Lot Striping

Stall lines, arrows, fire lanes, crosswalks, and ADA-compliant layouts. Most commercial lots need restriping every 12 to 24 months.

Parking Lot Sealcoating

Protects asphalt from freeze-thaw damage, UV oxidation, and road salt. The single cheapest thing you can do to extend a lot's life.

Commercial Asphalt Repair

Pothole patching, crack filling, and surface repair — done before sealcoating, not after.

Commercial Snow Plowing

Seasonal contracts and per-push service for Morris County lots, with de-icing and storm response.

Sealcoating and striping go together

Sealcoat covers your existing lines completely. Every sealcoating job creates a restriping job — there is no version where the layout survives.

Scheduling both at once means one mobilization, one lot closure, and one round of tenant coordination instead of two. It is also the only moment when changing the layout costs nothing extra: a freshly sealed lot is a blank surface, so fixing an awkward traffic flow or an out-of-date accessible route is just a matter of where the lines go.

Accessible parking, laid out correctly

The number of accessible stalls a lot requires scales with its total space count, and van-accessible spaces carry their own dimensions for stall width, aisle width, and vertical clearance. Lots laid out before 2010 frequently no longer meet current requirements, and the owner usually does not know until someone points it out.

Federal ADA civil penalties are adjusted for inflation every year, so any figure you read from a few years ago is already out of date.

How we price a lot

Striping is priced on stall count, layout complexity, paint specification, and whether the surface needs preparation first. Sealcoating is priced by square footage and the condition of the existing surface. Snow is priced either as a seasonal contract or per push.

Small lots cost more per stall than large ones — mobilization is a fixed cost regardless of size.

Send the property address and an approximate space count and we will price it properly rather than guessing.

What we expect you to ask us

New Jersey requires anyone performing home improvement work for compensation to register with the Division of Consumer Affairs and to display a 13-digit registration number beginning with “13VH” on contracts, estimates, proposals, and advertising. Unregistered contractors cannot be issued municipal construction permits. You can verify any registration at newjersey.mylicense.com before you sign anything.

A few other things state law entitles you to:

  • A written contract for any home improvement work over $500, signed by both parties, with specific start and completion dates and a list of the materials being used
  • A deposit capped at one-third of the total contract price
  • Three business days to cancel a contract solicited at your home, with a full refund due within 30 days
  • Proof of commercial general liability coverage of at least $500,000 per occurrence, filed with the state

If a contractor asks for half down in cash and won’t put a completion date in writing, those are not quirks. They are violations.
