How we approach a property
Repair before treatment. Sealcoat applied over unrepaired cracks conceals a problem for one season and then it comes back through. Repairs come first.
Accessible parking laid out correctly the first time. Stall counts scale with lot size, van spaces have their own dimensions, and lots laid out before 2010 frequently no longer meet current requirements. Fixing it during a scheduled restripe costs nothing extra. Fixing it under a complaint does.
Sealcoating and striping priced together. Sealer covers every existing line without exception. Treating the restripe as a surprise is how properties end up paying two mobilizations.
Straight answers on what a lot needs. Alligator cracking across most of a surface means the base has failed and sealcoating it is money spent deferring a repave. We would rather say that than sell a coating.
